Primarily
operating as a
real estate
appraisal and
consulting
company, the
principals
decided in 1995
to broaden the
scope of
services to
include
right-of-way and
easement
acquisition.
Having
collectively
completed
appraisal
assignments for
the Virginia
Department of
Transportation (VDOT),
Dominion
Virginia Power,
and Richmond MSA
localities for
over two
decades, the
expansion into
the field of
acquisition
services was
logical.
Our
entry into this
line of services
included hiring
several former
VDOT employees
who had
extensive
experience in
project
management and
negotiation
procedures. In
the
organizational
stage of our new
venture, our
philosophy was
to employ
experienced
right of way
specialists who
could provide
the highest
quality of work
with a keen
recognition of
the importance
of construction
schedules and
deadlines. We
currently can
mobilize right
of way agents,
appraisers, and
attorneys to
accommodate our
surplus needs to
complement our
full range of
services.
In
1999, the Right
of Way Division
of Knight Dorin
& Rountrey
was formed
specifically to
accommodate our
clients who had
need of right of
way and easement
acquisition
services. In
2002, KDR Real
Estate Services,
Inc. was spun
off from the
parent company
and now acts as
a full service
right of way and
easement
acquisition
provider. The
two companies
maintain a close
working
relationship.
Since
1995 we have
completed over
50 right-of-way
and/or easement
acquisition
projects
involving in
excess 1,600
parcels.
Primarily
serving VDOT in
our early years,
we have expanded
our client base
that now
includes local
public agencies,
engineering and
legal firms,
utility
companies, and
private
developers. Our
service area is
concentrated in
Central
Virginia;
however, our
marketing
efforts are
statewide.
